Tips To Help You Choose House Colours

November 6th, 2007

Richmond Bisque… Deep Russet… Hickory… The names are enough to make your head spin. Choosing a paint color becomes even more baffling when you consider that most homes use at least three different shades — one for the siding and two or more for trim and accents such as doors, railings and window sashes.

A well-chosen selection of contrasting trim and accent colors can draw attention to architectural details and disguise design flaws. A poor selection can make a house seem flat and featureless — Or so garish that the color overwhelms the architecture. But, how do you decide? Here are a few pointers to guide you as you choose house paint colors.

Historic Authenticity
If you are planning to paint an older home, you have three options.

  • You can hire a pro to analyze old paint chips and recreate the original color.
  • You can refer to historic color charts and select shades that might have been used at the time your home was built.
  • Or, you can fly in the face of history and choose bright modern colors to dramatize architectural details.

The third option can produce startling and exciting results. But before you buy 10 gallons of bubblegum pink, it’s a good idea to look at what your neighbors are doing. Neighborhood Context
A fluorescent colored Victorian that looks splendid in San Francisco will seem wildly out of place in more conservative neighborhoods. Even if you are opting for a more subtle scheme, you’ll want to make sure that your colors are compatible with the houses next door.

Existing Colors
Your house is your canvas, but it is not blank. Some colors are already established. What color is your roof? Is there mortar or other siding that will not be painted? Will doors and railings remain their existing colors? New paint does not need to match existing colors, but it should harmonize.

Interior Colors
It may seem comical to paint entire house based on the pattern of a pillow case, but this approach does make sense. The color of your furnishings will guide you in the selection of your interior paint colors, and your interior paint colors will influence the colors you use outside. Once again, your goal is to harmonize.

Accents
Depending on the size and complexity of your home, you may be choosing two, three or as many as six colors. In addition to the color you select for siding, you’ll want to select accent colors for trim and details such as shutters, moldings and columns. This can be tricky, because too many colors will overwhelm your house and too few will make it seem two dimensional.

Darks and Lights
Light colors will make your house seem larger. Dark siding or dark bands of trim will make your house seem smaller, but will draw more attention to details. Darker shades are best for accenting recesses, while lighter tones will highlight details which project from the wall surface. On traditional Victorian homes, the darkest paint is often used for the window sashes.

Harmony and Contrast
Contrasting colors will draw attention to architectural details. But, extreme contrasts will clash and actually detract from details. To be safe, consider staying within a single color family. For some accents, try using a darker or lighter shade instead of a different color.

Balance
A burst of a single color on just one part of your home may give it a lopsided appearance. Strive to balance colors over the entire building.

Durability
The more intense a color, the more likely it is to fade. After a few years, vivid blues and deep reds will seem more subdued. Dark colors also pose more maintenance problems. Dark colors absorb heat and suffer more moisture problems than lighter shades. And because dark paint fades, it’s difficult to touch up.

Sheen
You thought you only had to pick colors? Sorry! In addition, you’ll also need to decide on the sheen of your paint — glossy, semi-gloss or flat. The glossier the surface, the more likely it is to show imperfections, brush strokes and touch up marks. On the other hand, glossy surfaces are easier to clean. Many homeowners opt to use flat paint for walls and semi-gloss or glossy paint for columns, railings and window sashes.

Color Deceptions
Color swatches look very different when they are brought out of the store and viewed in natural sunlight. Also, colors appear lighter on large surfaces than they do on small samples. It’s best to test your selected color in one area before buying gallons of paint.

Cleaning Your Apartment Before Moving Out…

October 24th, 2007

The stress of moving alone is enough to drive anyone over the edge. When you add in the fact that you might be charged for damage above and beyond your security deposit, the whole process can be nerve-wracking. Here’s how to prepare for a move-out inspection so that you can get your deposit back and walk away without damage fees.

Steps

1. Visit your landlord or apartment complex office and obtain a copy of your move-in inspection. If you did not do a move-in inspection, ask for a copy of the move-out inspection form the apartment complex uses to determine damage. Go through the list, item by item, and check to see if you’ve incurred any additional damages that weren’t there when you moved in.
2. Walk through the apartment again with the landlord or property manager to confirm what needs to be cleaned or repaired in order for you to get your deposit back and avoid damage or cleaning fees. Write down what the person specifies and have him/her sign off on it to verify that what you wrote down is all you’re responsible for and so you don’t get any surprises when you hand in your keys.
3. Repair the walls. Remove all staples and nails you have stuck into the walls, ceilings, or doors of the apartment. Fill the holes with hole filler (drywall or wood filler depending on which material you need to fill). For tiny holes, you can also use white toothpaste (NOT GEL). Let the filler dry (while you work on other areas of the house). Lightly sand the filled holes so that they’re flush against the surface before you vacuum or mop the room. Using the magic eraser, go through each room and remove any scuff marks on the walls, floors, or doors. If you will be painting or priming, forgo the magic eraser and prime and paint instead.
4.
Clean the kitchen. Fill the sink with warm water and add dish detergent to the water.
* The refrigerator - Remove all of the shelves and drawers from the refrigerator and freezer and place them in the dishwasher or wash them by hand. Dip a sponge into the dishwater and wipe down the interior of the refrigerator and freezer, being certain to remove any food build-up. Don’t forget the little compartments where you kept the butter and eggs! Then wipe down all of the shelves, dry the shelves, and place them back in the refrigerator.
* The oven - While you can set the oven to self-clean if that option is available, the better way would be to use one to two cans (depending on whether you EVER cleaned the oven while you lived in the apartment) of the best oven cleaner to get the oven really clean. (Try Easy Off Heavy Duty.) Read the safety directions carefully, many oven cleaners require protective equipment (gloves & goggles) and strong ventilation. Do not ignore the directions on the can. Place newspaper in front of the oven, slightly underneath the door or drawer and extended out to protect your floor from dripping cleaner. Evenly apply both cans to the inside of the oven, the grates, the broiler sheets, etc. Throw the drip pans from the stove in there and coat them too. Let sit for 24 hours. Do not turn on oven! Using a sponge and paper towels, wipe down all surfaces. Rinse with clean water. Clean the vent above the stove and be certain that the light bulb in the overhead hood is in working condition.
* The cabinets - Using a multi-purpose cleaner that is safe to use on your cabinets, wipe down the interior and the exterior of the cabinets.
* The light fixtures - You should then check to make sure the light fixtures are clean and do not have any dead insects in them. If there are glass fixture covers, give them a wipe. Think twice before throwing them into the dishwasher, because thermal stresses and harsh detergents may damage the glass.
* The surfaces - Make sure you wipe down the exterior of the refrigerator, the stove range (including underneath the drip bowls), and all of the counter tops. Also, wipe down the exterior and interior of the dishwasher, microwave, and any other appliance provided by your apartment complex (including the surface of any washer or dryer).
* The sink - Drain the water from the sink and clean the sink and wipe down the faucet. If the sink is stainless steel or porcelain, Comet works great! An old toothbrush or other small brush can be very useful for scrubbing around the edges of fixtures and the sink.
* The floor - Sweep and then mop the floor. To do a really good job, you should pull out the stove and refrigerator and clean that part of the floor too. Be extra careful when pulling these appliances as they can scratch wooden floors, damage linoleum or break tile. You will also find all kinds of gross stuff on the sides of the appliances and cabinets when you do that. Oh, and those little things that you have been looking for that you lost eight months ago that rolled underneath the stove or refrigerator.
5. Clean the bathrooms.
* Thoroughly clean the sink, tub, toilet and shower. Scrubbing Bubbles works well. Make sure you have removed any buildup and wiped down the fixtures.
* Clean the mirrors, medicine cabinet and any vents or light fixtures in the bathroom. Make sure you don’t use mirror cleaner with ammonia in it. Check to make sure the light fixtures are clean and that the light bulbs work. Again, throw those glass light fixture covers in the dishwasher.
* Sweep and mop the bathroom floor. Be especially careful around the toilet.
* Repeat for each bathroom.
6. Clean the bedrooms. Wipe down any closet shelves provided and clean any mirrors. If you have carpet, you should treat any spots and then vacuum the carpet. If you do not have carpets, you should mop. If floors are wooden, use Murphy’s Oil Soap. Repeat for each bedroom.
7.
Turn your attention to the living room, den, and dining room. Clean the windows and the wash the blinds. Clean the fireplace, if provided. Clean the blades of the ceiling fan and/or any light fixtures in the room. Spot treat any spots on the carpet. Vacuum or mop the floors.
8. Sweep and clean the exterior (including any balcony, patio, and doors) and remove any remaining garbage bags from the apartment. Be sure that outside lights are working. Put garbage cans on curb, if appropriate, for pickup.
9. Get measurements and Replace broken blinds.
10. Take pictures of the apartment and keep for your records in case the apartment complex says you damaged the place. Send the photos and a written description to the landlord or property manager and ask them to sign off on it. Send one to yourself at the same time and leave the package unopened. If the landlord or property manager won’t sign off, the postmark on the envelope may help prove the date of the cleanliness of the apartment upon leaving.
11. Go to your move-out inspection. Be sure to get a copy of the move-out inspection for your records.
12. Return your keys.

Finding the Perfect Apartment

October 22nd, 2007

Finding the perfect apartment can seem like an impossibility, but in reality, it just takes time and dedication. If you’re like so many people in the thick of the housing search, see some of the tips we have for you to help this process be as pain free as possible.

* If you don’t have the time to do this kind of a search by yourself, sign up with a local rental company who specializes in finding the apartment that meets your criteria for you. They will alert you when apartments become available so you don’t have to constantly be on the look out

* If you want to see anything and everything constantly check sites like Craig’s List or read your local want ads for new rental availabilities.

* Since most people use their weekends to drive around and look for For Rent signs, be the early bird that catches the worm and take a spin around your ideal neighborhood before or after work during the week to look for available apartments

* Make as many phone calls and make as many appointments as you can. Oftentimes landlords and property managers are not able to convey the right message about the apartment in the space allotted so it’s important to see the apartments with your own eyes

* Figure out what’s important to you in an apartment. Is it having a laundry room, a walk in closet, a bathtub, a dishwasher, a disposal, having a parking spot, a view, or is the location the most important thing you are looking for? Oftentimes, an apartment won’t have everything, so prioritize your needs

Finding the perfect apartment can be close to impossible, but finding the almost perfect apartment can be done so keep your expectations reasonable. We hope these tips are helpful if you are currently looking for a new roof over your head and for more info go to BostonForRENT.com

West Roxbury Pad

October 20th, 2007

Founded in 1630 (contemporaneously with Boston), West Roxbury, Massachusetts was originally part of the town of Roxbury and was mainly used as farmland. West Roxbury seceded from Roxbury in 1851, and was annexed by Boston in 1874. The town included the neighborhoods of Jamaica Plain and Roslindale.

Bordered by Roslindale, Hyde Park, Dedham and Brookline, West Roxbury’s main thoroughfare is Centre Street, lined with local restaurants and commercial establishments. Today, the neighborhood’s tree-lined streets and mostly single family homes give it a suburban feel in an urban setting. Life in the neighborhood centers on political and civic activism as well as local parishes and youth athletic leagues. West Roxbury is home to many of Boston’s civil servants. The community boasts a significant proportion of persons of Irish decent as well as a smaller number of more recent Irish immigrants.

The Roxbury Latin School was founded in 1645 and has been located on Saint Theresa Avenue in West Roxbury since 1927. The school’s endowment is estimated at $143.8 million, the largest of any boys’ school in the United States.

The neighborhood was home to an experimental transcendentalist Utopia community called Brook Farm, which attracted notable writers like Ralph Waldo Emerson, Nathaniel Hawthorne, and Henry David Thoreau.

Like its neighboring communities, West Roxbury’s residential development grew with the construction of the West Roxbury branch of the Boston and Providence Rail Road; the area grew further with the development of electric streetcars.

At Centre and Corey Streets, the Theodore Parker Church features seven stained glass windows made by the Tiffany Studios between 1894 and 1927. The original church, designed in 1890 by Alexander Wadsworth Longfellow, Jr., is now a parish hall. Henry Seaver designed the current church in 1900. Theodore Parker (1810-1860), an advocate of progressive religious ideas, abolitionism and women’s suffrage, was minister of this Unitarian congregation from 1837 to 1846.

Westerly Burying Ground conflict and secession

Westerly Burying Ground (currently at Centre and Lagrange Streets) was established in 1683 to permit local burial of residents of Jamaica Plain and the western end of Roxbury. When West Roxbury was still part of Roxbury, the town’s first burial place was today’s Eliot Burying Ground, near the present-day Dudley Square. This was a long distance to travel for the inhabitants of West Roxbury and in 1683 the town selectmen voted to establish a local burying place, now known as Westerly Burying Ground. A conflict between the rural and more urbanized parts of the town led to the split of West Roxbury from Roxbury proper in 1851. West Roxbury became part of the City of Boston on January 5, 1874. Westerly Burying Ground served as this community’s burial place well into the nineteenth century. The oldest graves contain many of the town’s earliest and most prominent families. Eight veterans of the American Revolution and fifteen veterans of the American Civil War are also buried here. The site is significant for its large collection of three centuries of funerary art. One-third of its extant gravestones date from the eighteenth century; almost half date from the nineteenth century and only about twenty bear twentieth-century dates. Another distinguishing feature of Westerly Burying Ground is the number of individual mound tombs found here. Mound tombs at other burying grounds are typically larger, built to contain a number of bodies. The oldest gravestone, from 1691, commemorates James and Merriam Draper, members of a prominent West Roxbury family. Headstones provide an historic record of three centuries of West Roxbury residents and also illustrate the skills of local stone carvers.

West Roxbury Library

In 1876, the Boston Public Library created a delivery station when it took over the collection of the West Roxbury Free Library. In 1896, it became a full branch of the Boston Public Library. In 1921-22, a new library building was built at the present site. In 1977, a devastating fire destroyed the neighboring West Roxbury Congregational Church and the land was deeded to the Trustees of the Boston Public Library for the purpose of an addition to the Branch building. On September 24, 1989, the new addition was opened to the public.
